Project Description:

Thomas & Hutton was hired by Sea Island Company to prepare a comprehensive land use master plan and to provide assistance during the zoning process to a Planned Development zoning district. The Planned Development established allowed uses, development standards and the approval process for projects within the district.

The project consisted of entitlements for 7,820 acres of property that was under three (3) different ownerships into one comprehensive mixed use Planned Development. Thomas & Hutton worked closely with Glynn County to prepare a comprehensive Development of Regional Impact (DRI) that included this project as well as several other public and private properties in the area. During the entitlement process, Thomas & Hutton performed preliminary water / wastewater, storm water and traffic studies that are being used by Glynn County for projections of future user demands in the area.
