This area is the far eastern edge of the CID and is the location of a former big-box store that is currently vacant and an existing grocery store.   The following opportunities area considered in the concept:

 

• Infill of surface parking areas where parking demand is decreased with new development.

• Specifically creating a sense of a streetscape by framing the entry off of Highway 278 with new development.

• Integration of a mixed-use development on the currently undeveloped property to the east and south of the existing shopping center.

• The uses here are predominantly residential and office focused which do not need visibility from Highway 278.

• Any such development should take advantage of the proximity to the existing trails that run along the southern boundary.
