This area is the far eastern edge of the CID and is the location of a former big-box store that is currently vacant and an existing grocery store. The following opportunities area considered in the concept:
Infill of surface parking areas where parking demand is decreased with new development.
Specifically creating a sense of a streetscape by framing the entry off of Highway 278 with new development.
Integration of a mixed-use development on the currently undeveloped property to the east and south of the existing shopping center.
The uses here are predominantly residential and office focused which do not need visibility from Highway 278.
Any such development should take advantage of the proximity to the existing trails that run along the southern boundary.
