Upon acquiring The Ponds, a 4,000-acre planned community in 2013, Thomas & Hutton began master planning the undeveloped acreage of the property and renovated the existing open spaces and amenities that had been neglected during the recession of 2008. Thomas & Hutton conducted a visual analysis of the property and developed a plan to renovate the community entry and 100 Oaks Parkway. The entrance has since been installed and open space landscape renovations are ongoing as budgets allow. The property boasts a 12-acre amenity site that includes a historic farmhouse, swim amenity, and open fields.
Thomas & Hutton was commissioned to develop a long-range master plan to renovate the existing pool as an adult facility and added a resort-style family pool, community gardens, sports courts, cook-out areas, outdoor kitchen, pavilion, and multi-use field.
Thomas & Hutton provided civil and land planning services for the active adult neighborhood within the Ponds community. Located adjacent to the headwaters of the Ashley River in Dorchester County, SC, the property features rolling topography and magnificent stands of grand live oak trees. Working for Kolter Homes, Thomas & Hutton provided civil and land planning services that crafted a master plan for the 300-acre property of approximately 600 homes. In addition to the master plan, Thomas & Hutton also provided civil engineering and landscape architecture services for the community entrance, model home park, streetscapes, parks, trails, and community recreation center. The community recreation center boasts a clubhouse, resort pool, cabana bar, outdoor cooking and dining area, outdoor fireplace gathering area, tennis, pickleball, and a multi-use lawn.
