Thomas and Hutton’s Planners and Engineers routinely assist clients through a due diligence process. Once a property has been targeted or put under contract, our civil engineers begin research of the property. Investigations include finding the best available survey, environmental, wetland, and archaeological data. Services include conducting code research to determine by-right uses or rezoning opportunities; locating available sewer, water, and dry utility availability; assessing road infrastructure status and potential improvements; determining required impact fees; and searching for obstacles to development of the land.
Armed with this knowledge, our land planners go to work and produce quick and accurate land plans based on client provided development programs. The conceptual land plans are reviewed with the client, and if appropriate, meetings are scheduled with the governing municipality to determine the best course of action. Plan refinement and revision along with opinions of probable construction cost can also be provided.
