Thomas & Hutton provided professional services for the redevelopment of an area of City-owned property in downtown Dublin, Georgia bounded by W. Jackson St., N. Jefferson St., W. Gaines St., and Roosevelt St. The redevelopment plan followed a previously completed master plan for the area, which included the removal of existing buildings and the creation of an entry façade off W. Jackson St. that continues the storefront feel of the block. The entry façade enters into a new plaza area that has helped spur a revitalization of the area. To date, the city has seen a ratio of $5 of private reinvestment to every $1 of public funds that have been put into the project.

The plaza includes multiple fountains, including an interactive splash-pad that serves as the centerpiece of the activity within the space. Paver hardscapes and raised boardwalks were used extensively within pedestrian areas and various types of lighting were incorporated to make the plaza a nighttime destination. A very diverse plant pallet was used with a specific focus on native species that were designed as part of the stormwater solutions for the plaza and associated parking lot.

    Determining how the new plaza would interact with existing and future neighboring properties was fundamental to the design process. Thomas & Hutton designed new utilities for the area and coordinated the undergrounding of power lines through the plaza while taking into consideration the configuration of plaza elements and the needs of adjacent business owners. We also completed hardscape and landscape plans based on the previously approved master plan.
