Lennar Homes purchased Summers Corner from WestRock in 2016 and commissioned Thomas & Hutton to provide land planning, civil, landscape architectural, environmental, and structural engineering services. Located on primary collector street Clayfield Trail, Azalea Ridge is the District’s first neighborhood. It features a four-acre central park with a multi-use field, recreational activities for all age groups, and a playground. In addition to the central park, Azalea Ridge has seven active neighborhood parks located to ensure all residents are less than a five-minute walk to the next park.
Summers Corner makes up 4,000 acres within a controlled growth area of the 73,000-acre East Edisto Form Based Code (FBC) District. FBC fosters a fluid relationship between the aesthetic and physical attributes of buildings and land uses. In Summers Corner, the District ensures the design of mixed-use neighborhoods with ample active parks and livable streets, that give equal consideration to all users. The District also controls the architectural aesthetic and fosters a southern vernacular with usable front porches interacting with the tree-lined walkable neighborhood streets and parks.
