The Market Common
Myrtle Beach, SC

Thomas & Hutton provided site civil, surveying, permitting, and construction observation and close-out services for a 113.30-acre tract located on the former Myrtle Beach Air Force Base, known as The Market Common.  The design team created urban and commercial uses coexisting in a “Main Street-style” development with amenities, such as upscale restaurants, shops, parking, pedestrian pathways, lakes, European-style townhomes, and access to main thoroughfares in Myrtle Beach.  The project involved coordination of existing utilities to serve new construction, asbestos/lead testing, and demolition of existing barracks, and the reuse of existing concrete as pipe bedding and base material for parking lots. Littoral shelves in ponds, vegetative filters, and pervious pavers treated stormwater runoff at higher levels than required by the municipality.


Surveying services included field/office surveys, boundary, topography, site layout, computation, and coordination of scheduling with site contractors, utility companies, and engineers.  In addition, boundary, subdivision, topographic, and contamination site surveys were completed after the closing of the Myrtle Beach Air Force Base.
